News flash: Real estate is in a downturn. Prices are dropping. Does this mean that you should get out of Real Estate investing? No this is actually the BEST TIME to increase your property portfolio. When you are buy property it does not really matter whether the market is up or down unless you are trying to do a fast turn over. If you are holding for the long term then you have to deal with the market fluctuations with an inevitable upward trend at some point. If you can buy at the lower end of the cycle that is the best time to buy of course.
When the real estate market is experiencing a downturn it is the best time to buy. Just check the foreclosure lists and auctions. You can pick and choose and buy normally below market value. However, keep an eye on your monthly bottom line. In other words make sure your rental income (from your new investment) equals or exceeds your outgoing including mortgage repayments. If you have other income you may be able to stand an extra $100 or more per month to top up the mortgage but try to avoid it. You will sleep far better at night knowing that the mortgage payments are taken care of.
When real estate prices where climbing we all knew that our property values also climbed. Now in a declining market and slower home sales, investors need to be able to hold those property investments for a longer period of time.
Several investors that started during the “boom” now have to change how they are thinking about investing. This is the time when we separate “those who can from those who got lucky and made a few bucks”. Now is when the long term hold plans must start becoming the focus. This is a business. You need to do the math. Will your income from your investment cover the expenses/new mortgage?
Having said all that, there is no getting away from the fact that with good research and due diligence the down and depressed market presents serious investors with the best opportunities to build a portfolio of profitable properties for long term gains.

The terms “credit crisis” and “housing bust” will be forever stamped upon our generation. Many ordinary and not-so-ordinary people are suffering, and there’s a growing public discontent for the way things have been done. Some are calling for the dissolution of Capitalism in America, declaring that we finally have proof of the failings of free enterprise! The truth is quite to the contrary. This financial meltdown was largely caused and absolutely perpetuited by a series of government incursions into the economy!
There are three main groups behind the housing madness: local and state lawmakers, federal regulators, and the Federal Reserve. Land use regulations stand at the heart of the issue, with local and state legislators placing significant and often-times arbitrary restrictions on new development. In coastal California, for instance, cities largely dictate the land use policies of surrounding rural areas, restricting new development to alleviate growth in demand within the cities. This is why housing prices in Los Angeles increased at a far higher rate than those in Houston, despite greater population and living standard growth rates in Houston.
Federal policy is also largely responsible for this last boom. The Department of Housing and Urban Development (HUD) dictated to Fannie Mae and Freddie Mac to increase their portfolio of subprime mortgages. This was plain and simple social policy in action. The goal was to increase rates of homeownership amongst low-income demographics. We are finding out now the hard way that many of these people could not afford their homes after teaser rates expired and housing prices stopped growing at double digit rates. Thank you HUD for encouraging them into the market! A new and scary player in this regulatory roulette is the Environmental Protection Agency (EPA), linking climate to land use regulation. America, beware!
The other big player in the real estate boom was the Federal Reserve and its manipulation of the money supply. In response to a stock market crash and potential economic slowdown following the attacks of 9/11, then Federal Reserve Chairman Alan Greensplan dropped the federal funds interest rate to near zero. It almost certainly dipped into negative real interest rate territory (deduct inflation from the nominal rate), which discourages saving and signals to the market to borrow. There is no question that what ensued during the heigh of excess in the real estate boom would not have occurred had the capital not been made so easily available.
Understanding how regulations, federal fiscal and monetary policy affect housing prices can help you protect yourself in the future and perhaps play the speculative game in your favor. At the very least this illustrates that there is more going on in the background than is typically discussed when people scream for new regulation. Compounding one set of new regulations on top of another causes more confusion than alleviation of our growing number of problems.

Are you thinking of investing in real estate? There is a lot of money involved in property investment so not only is there money to be made but if you’re not informed then you can lose a lot. Not only do you need access to money but there is hard work and research involved in making money in the real estate business. If you have the drive then you can find buying, renovating and reselling or renting property for a profit enjoyable and rewarding. Here are some tips to acquiring property for resale or renting.
Look for a property in the best location you can afford. The best rental and resale family homes should be close to public schools and shopping centers. There should also be access to freeways and public transportation, especially in urban areas. Contact the local police department or use tools online to find out the crime rate in the neighborhood.
Once you have done your market research and decided on possible properties, you’ll need to know as much as possible about each prospective property. While visiting the property look carefully for anything that will need to be replaced or repaired. Look for repairs that can be hidden and costly such as cracked hardwood floors, plumbing, mildew and electrical problems. Take notes and write these issues down so you can review them later.
Once you have done your own inspection and decided that a property looks like a possible investment, hire a professional inspector. Make sure to find a reputable and reliable inspector even if you have to spend more money. They will tell you what needs to be repaired, what should be repaired, and what work will need to be done in the future.
Don’t get too attached to a property. Remember, your goal is too make money on the home. Keeping that in mind will help put things in perspective and help you not to make any hasty decisions. No matter how nice you find the property, don’t be afraid to walk away from a sale.
Use professionals to help you before you decide to buy a property. An appraiser will help you determine the value of the real estate and how much it will be worth with renovations. You will also need to figure out how much renovations will cost to determine if a profit is possible.
Have your finances in order before mking an offer. Financial aid is available and should be used especially if you don’t have enough capital to invest in something that will turn a profit. Be careful though; a long term loan (such as 30 years) may not pay off if you’ll be selling it in the short term. Use an accountant if you’re unsure of the number crunching.
After you’ve completed the buying and selling of your first property in Costa Blanca or anywhere, you will be on your way to making real estate investment a hobby and a business.

Many people think that they can make a fortune by investing in real estate, however if you don’t know what you’re doing then it could be a very expensive lesson. Before you decide to try your hand at investing in property there are some things that you need to learn. This business requires a lot of long hard work, and access to plenty of money. If you do it right then you can make a considerable amount of money.
It’s important to know as much as you can about this subject before you start spending any of your money. When you are deciding which property to buy you should pay special attention to anything which needs renovating or repairing. It’s a good idea to take a notepad and pen with you so that you can remember any potential problems.

When buying homes for an investment you cannot be sentimental, this will weaken your position. You want to buy the house for as low a price possible, if you’ve fallen in love with it and the owner realizes then they may stick out for more money. If you can play a good game of poker, then you will do very well! Just because you love a house, it does not mean that it will be any easier to sell.
If you can’t afford to buy the property personally then you can take out a loan to cover the cost. This will work in exactly the same way as if you are buying a home to live in. However if you do this then you need to be aware of the loan costs. If you take out a loan which lasts for 30 years is it possible to pay it off in full when you sell it and have a large profit? Many loans will have a penalty if you pay the loan off early. You don’t want to lose money, so you need to be careful when borrowing money to fund your home property investment business.

There are times in your life when you have to make decisions that others may question you on in order to change your future.
That is the case with investors who want to build a rental portfolio or invest in real estate but their market is so crazy that a 2/1 shack is 200k or the taxes are so high that they cannot get a positive cash flow. So what do you do?
Search for properties in another area or even another state, which are affordable and give you positive cash flow.
There are lots of the areas that the news never talks about because they don’t have 50 percent appreciation in a year. They just steadily grow at a measly 3 to 5 percent, and guess what When the Bubble burst they also didn’t have 50% depreciation in a year. In fact, they just hang out and many people just don’t even notice.
What are the keys to finding a stable area that won’t blow up or down? Here are 7 steps to finding out your area properties to invest in.
1. Look for areas that have a strong rental market, where a good majority of houses are owned by investors who are renting property. It tells you that the taxes are low and the rent rates are high enough to attract investors wanting cash flow.
2. Find out where other out of state investors are buying in. Google is one way that comes to mind. Craigslist.com is also a very good source. In fact I think it is one of the best sources to find great deals.
3. When you find the area, talk to people there about the markets overall appreciation. Find a market that is quite boring, one where no one really ever understood all of the hype about the real estate bubble because it wasn’t happening there.
4. Once you find the area that other out of state buyers are buying in then the work begins. You are not there, so someone will have to do your legwork. What is the best way to find the local deals? Find the local wholesaler!
5. Like a spy would find out intelligence. They go to the guy who is connected and who is the big dog dealer around and try to get them on your side. That is what you do to find the best deals in the area.
6. Find out who the hard moneylenders are in the area. Guess whom they will be friends with? That’s right, the local wholesaler. By finding the moneylenders you will find the best deal finder. They will be the one constantly finding great deals and bringing buyers who need to borrow their money. Easy - just like a spy!
7. Contact the wholesaler in your area. It’s much easier and less work than working with realtors. Be sure to do some checking and asking around, make sure he or she is the big dog, so to speak. They run their business off of volume so they find the deals and mark them up just a few thousand and move them so they can keep buying more properties. Besides, the local wholesaler is going to snatch all the best deals up anyway because they are going to have all the relationships with the realtors anyway and get 1st call on the deals.
On the whole, for the work the local wholesalers do - looking at hundreds of houses and making hundreds of offers to get their deals - they are more than worth the measly mark up they make. Let them find the best property mangers and contractors, and they will help you get properties - quality properties - faster, so you can achieve your investing goals.
Then what? Start working, do some deals, build your cash flow, and take charge of your future. Be Bold and Courageous, you won’t regret it!

To be successful in the rental house business I have a few tips for you. First you need to do some research on where rental homes are needed.
You need to get well informed. Find out what areas need housing. Such areas are the ones that have a lot of businesses in that city. Make sure it is a booming area, not an area where many manufacturing companies are closing and people are losing their jobs. Where this is the case, you will find families wanting to move out and looking elsewhere, where the employment is. Also make sure it is a safe area for people to raise their family. No one wants to move into an area where risks are involved. The next step is to make sure that the area is getting a high deal on rent. You don’t want to be paying for a house that is going to generate low rent. You are trying to make money, so that would make no sense. The area has to have inexpensive houses to buy with higher rent.
In order to establish the above, it would be best to get someone who can direct you in the right market. Find a person who can teach you and put you on the items you need to focus on. In order to find the right person, make sure they are in the business and know what they are doing. Do not watch a television ad or an online ad and think you know what you are doing. You will read a lot of different information on rental housing and wholesale real estate. Some information is good to know and some is fluff. You need to be taught by a mentor who can show you each step you need to take in the correct manner.
A lot of money can be made in rental houses. Once you have done the above-mentioned steps, purchase the house. Then you will need a contractor to check the house to make sure everything is tenant ready. Replace and fix things as inexpensively as you can. You also want to establish a good relationship with people and keep a good business reputation. If you are renting out homes that are unsafe or not kept up that will bring your reputation down immediately. Keeping a good reputation has numerous advantages. One example is if a renter has to move out he or she may even find a new renter for the house.
By buying your first rental property based on knowledge and research, you will be making extra income, which will allow you to purchase more rental properties. The idea is to keep repeating the step. In the beginning the work is hard, but if you stay determined the steps get easier and easier. You will find yourself very successful in dealing with rental houses very quickly.

The general rule when it comes to 1031 exchanges is that all proceeds from the sale must be reinvested in the replacement property, but as a property investor you likely have experience with the other costs associated with closing on a sale, including your real estate agent’s commission, the recording of the deed, and know that some of your proceeds must be put towards these sorts of transactional expenses.
These sorts of expenses don’t seem to fit on your typical closing statement, and for good reason. Some costs are appropriate to debit off your closing statement during a 1031 exchange transaction, and there are some that most certainly are not.
The correct way to go about transferring future rent and security deposits to the new owner of the property is to cut a check from your own expense account. If you debit these kinds of expenses to your closings statement, you are effectively freeing money in your account for your own use and taking what as known as boot from the proceeds of the transaction. Any cash benefit or boot you receive from the sale is not considered part of a like-kind exchange, and investors who have attempted this have found themselves facing IRS litigation.
In the process of a 1031 exchange, you will also face expenses related to the acquisition of new debt on your replacement property. Loan origination fees, underwriting fees, and processing fees are not part of a like-kind exchange and the money must come out of your own property.
In the real estate business, it is always advisable to take care when dealing with the variety of expenses that arise during a closing, and this is doubly important when making 1031 transactions. Section 1031 is based on the idea of a like-kind exchange, in which you move everything from point A to point B without skimming any kind of cash benefits or proceeds off the top, so it is best to avoid debiting expenses in a way that usurps this premise.

To kick start things, first attain information on the demographics of the area in which you want to invest in. This should give you a basic idea of who your target audience is and will also allow you to build a general profile of your client.

For example, in an emergency situation, no person would like to drive more than 10 minutes to get to a hospital or other special services.
Following the universal needs, you need to look a little more closely into the profile you have outlined. The more you breakdown this profile, the greater will be chances for success. For instance, if currently you feel that your building will primarily be occupied by families, then you should study the demographic data carefully to figure out what kind of families are we talking about. Will the families be newly married couples or families with school-going children? If it?s the former of the two cases, then your building should ideally be located near a good quality daycare center. Meanwhile, if it?s the latter of the two cases, then you will be best positioned if the building is a near a good quality school.
Use is possibly the most important factor when one is to make a purchase. Combine that with customer profiling, and you have the recipe for success. However, always remember that you shouldn?t venture outside your comfort zone unless you absolutely have to. Comfort zone here refers to areas with which you are familiar and have possibly had experience in previously. This point is important always but even more when you are initially starting out as a real estate investor. When starting out, stick to what you know and try out new things only when you feel you have a handle on the situation. And always, always, keep your eyes and ears open to absorb whatever information you can about your location so that you are never left in the dark.

Image by Getty Images via Daylife Buying a home, especially if it’s your first one, is often quite scary. There are so many things you don’t know and terms you’ve never heard before. People often fear what they don’t understand. In fact, studies have shown that this fear literally prevents some people from taking the first steps to buying a home.
Usually, your home will be the biggest purchase you will ever make. And if it is your first time, this purchase is even more intimidating because you are taking full responsibility upon yourself. You should try and take advantage of the wealth of home buying information and programs out there.
To prepare, do some research and be fully informed before beginning your search for a home. Here are the six steps you should take before buying:
1) Before you start your house search, think carefully about what it will be like to be a homeowner. For most people, home ownership is an integral part of the American dream and the advantages (tax benefits, sense of home, financial investment) far out weigh any drawbacks.
2) Know your credit. This is the first thing a lender is going to look at. Your FICO score will probably range from 400 on the low end to 850 on the high end…the higher the better. Contact one of the three major credit-reporting agencies to obtain your credit report and make sure it is accurate. If it isn’t, you’ll need to contact the credit agencies to find out how to resolve any issues. You can also work with a credit repair agency, but beware, as there are a lot of scam artists out there, especially online. I would not use anyone unless they were referred to you by someone you trust.
3) Know your finances. A down payment is a big barrier to homeownership. There are, however, many different loans/mortgages out there that offer low down payment options. You should work with a quality mortgage broker or banker to find out what would work best for your situation. And don’t forget the government…a HUD loan is usually a great way to get into your first home also. Again, check with your broker or banker for more specifics.
4) When meeting with a good mortgage broker or banker, ask them to pre-approve you, not pre-qualify you. Pre-approval is an actual underwriting of your file (whether manually or auto-underwritten) and will let you know how much you can actually spend on a house and up to what rate you would be able to go to. This means, of course, that you will have to provide your income documentation, credit, and various other items required by the lender to actually underwrite your file. When you are ready to make an offer on a home, you’ll have more bargaining power over someone who is just pre-qualified, which just means someone has looked over your info and thinks you would qualify for financing.
5) Look into down payment assistance programs. While meeting with your mortgage broker or banker, have them look into any down payment assistance programs that may be available. They should have an idea of what would be available to you. There are many programs out there run by counties and cities and other governmental agencies. The trick is to know about them, first, and then to see if you qualify for them.
6) Look into first-time home buyer classes. Many lenders, nonprofits, and Realtors offer home buyer education classes. They are usually 2 to 4 hours long and will walk you through the process of applying for a loan, working with a Realtor, making an offer, going to escrow (closing), and various other responsibilities associated with owning your own home. And realize that whoever is putting on the class is will also try and sell you on their services, which is fine, but you are under no obligation to use them.
Follow these six steps and ask questions. Make sure you understand EVERYTHING that they explain to you…if you dont understand something ASK ASK ASK! Good luck.

The rates for the sale of collectible property are much higher than those on the sale of real estate. So, is there any way to avoid paying inflated capital gains rates on the sale of your collector car? The answer is to make a 1031 exchange. This is a tactic that is often used by real estate investors, but that can be particularly helpful in the sale of collectible property.
There is a solution to this problem, and it lies in section 1031 of United States tax code. It is commonly known to real estate investors that by exchanging a piece of property under section 1031 rather than simply selling, one can defer the capital gains liability indefinitely, receiving what amounts to an interest-free loan from the government. Less publicized, however, is the fact that one can also make an exchange on certain types of personal property, including classic cars.
In light of the enormous capital gains tax hit that accompanies the sale of classic cars and other such collectibles, those who have put money in these kinds of investments have a unique opportunity to profit from making an exchange instead of selling up front, and will benefit even more from the tax deferral than those with real estate investments.
If you identify your replacement properties within the 45-day deadline, you can even put your proceeds towards the purchase of more than one replacement property. In addition, keep in mind that both the car that you are exchanging and the replacement must be held for business or investment purposes.
Now is the time to reap the benefits of your collectible car investment, but why sell outright and watch 28% of your profits go down the drain? A 1031 exchange gives you the opportunity to put the money that would have been lost to capital gains taxes towards a new investment, keeping your money working for you.
